Reconstruction is where most restoration jobs go wrong

The common failure in this industry is the handoff. A mitigation company dries the property, then leaves, and the homeowner is holding an insurance scope and a stack of estimates trying to find a contractor with availability. Scope gets lost between the two companies, nobody owns the gap, and a job that should have taken weeks takes months. Doing both is the entire reason we hold a general contractor license.

Scope, documented before anything is closed up

Reconstruction begins with an itemized scope of exactly what has to be rebuilt, written in the format adjusters work in and supported by photographs taken before and during mitigation. That documentation is far easier to produce when the company that opened the walls is the company that closes them, because we already know what was behind them.

Permits and code

Restoration work frequently triggers permits and inspections, and the requirements differ from one municipality to the next across our service area. Work opened up during a restoration sometimes has to be brought to current code even where the original construction was legal when built, particularly electrical and egress. We handle permitting and inspections as part of the job, and we will tell you when something is a code requirement rather than an upsell.

Matching what was there

Matching existing finishes is one of the most common friction points in a claim. Discontinued flooring, older trim profiles, and tile that is no longer produced all raise the question of how far a repair has to extend to look right. We document match issues honestly and raise them with the adjuster rather than installing something that obviously does not match and leaving you to argue about it afterward.

The build itself

Depending on the loss, reconstruction can mean framing, insulation, drywall, taping and finishing, flooring, trim and millwork, cabinetry, painting, tile, and the electrical, plumbing, and HVAC work connected to any of it. Structural repairs are engineered where they need to be. Every stage is sequenced so trades are not tripping over each other, and you have one point of contact rather than coordinating subcontractors yourself.

How long it takes

A single room is typically a matter of weeks once the scope is approved. Whole-home reconstruction after a serious fire or flood runs months. The two variables that move the schedule most are how quickly the insurance scope is settled and lead times on materials, particularly cabinetry and specialty flooring. Do I need to hire a separate contractor for the repairs?
No, and that is the point. We are a licensed general contractor as well as a restoration company, so the same team that handled the emergency and the drying rebuilds the property. No second bidding process, no gap in the schedule, and no argument about which company owns a piece of the scope.
Do you pull permits?
Yes. Restoration work often requires permits and inspections, and the requirements vary by municipality across our service area. We handle the filing and the inspections. If work we open up has to be brought to current code, we will tell you plainly that it is a code requirement and document it for the claim.
Can you match my existing flooring and trim?
Often, but not always, and we would rather say that up front. Discontinued products and older profiles are a real constraint. When an exact match is not available we document the issue and raise it with your adjuster, because how far a repair has to extend to look right is a legitimate part of the claim rather than something you should absorb quietly.
How long will the rebuild take?

Can I upgrade things while you are already rebuilding?
Yes, and it is often the sensible time to do it, since the walls are already open. Upgrades beyond restoring what was there are generally not covered by the claim and are billed separately, so we keep insurance work and elected upgrades clearly separated on paper. You will always know which is which.
Who do I talk to during the job?
One point of contact through the whole project, including the mitigation phase and the rebuild. You should not be coordinating subcontractors or chasing anyone for a schedule. That is our job.
