When is professional mold testing actually worth it?
When the answer has to stand up to someone else: landlord or tenant disputes, real estate closings, insurance questions, or clearance after a remediation. It is also the right call when someone in the home has symptoms but there is no visible mold, or there is a musty smell with no source you can find. In those cases lab-verified data is the point - guessing is what testing exists to replace.
What does the inspection include?
A walkthrough of the property, moisture readings in suspect areas, air sampling, and surface or tape-lift samples where growth is suspected. Every sample goes to an independent accredited laboratory. You get a written report with the lab results, what they mean in plain English, and a recommended scope if anything needs to be done.
How fast do results come back?
Lab analysis typically comes back within a few days of the visit, and we walk you through the report the day it arrives - what was found, where, and what it does or does not mean for your home.
What does mold testing cost?

If you find mold, do I have to use you for remediation?
No. We test first and tell you the truth, and there is no obligation to remediate with us or anyone else. The report is yours: it stands on its own with any licensed contractor, which is exactly why the testing has to be honest.
Is testing needed before every remediation?
No - and we will say so. Visible mold that clearly needs removal can usually go straight to remediation, which is why our remediation page tells people not to pay for testing they may not need. Testing earns its fee when the situation is genuinely uncertain or the result has to be documented for someone else.
