Why basements flood

Sump pump failure. The most common cause we see. Pumps fail from age, a stuck float switch, a clogged intake, or a power outage in the same storm that is filling the pit.

Groundwater after heavy rain. Saturated soil pushes water through foundation cracks, floor joints and window wells.

Plumbing. Burst pipes, a failed water heater or a washing machine hose can put hundreds of gallons on the floor before anyone goes downstairs.

Sewer or drain backup. The dangerous one. Backed-up sewage is Category 3 water and has to be treated as contaminated, not just wet.

Why drying a basement takes more than fans

Concrete holds water and releases it slowly, and a basement has little natural airflow. Drying that stops when the floor looks dry leaves moisture in the slab, the bottom of the walls and the framing, which is where mold starts. We take readings daily and pull the equipment when the materials reach a dry standard, not on a fixed schedule.

Will insurance cover it?

It depends on what caused the water and on your policy. Many homeowners policies treat sewer or drain backup as a separate add-on, and groundwater flooding is usually a flood-insurance matter.
